File Nest is the property-file platform built for how property actually sells in 2026 — fast, buyer-first, lawyer-included. We replace the human-FTP-server problem with a platform that respects every party in a real-estate transaction.

It's a joint venture between Fiord AI (technology) and Hayden Roulston — Beijing 2008 silver medallist and top-performing Harcourts Gold agent. Hayden brings the brand, the first customer, and the Harcourts Gold network. Fiord AI brings the build, hosting, and ongoing development.

We're based in New Zealand. We launched in 2026 because the incumbent (Property Files) hasn't meaningfully changed since 2018 and the rest of the industry filled the gap with half-products.
