You are responsible for keeping your login secure and for everything done under your account. Tell us straight away if you suspect unauthorised use.

File Nest is a platform that lets licensed NZ real-estate professionals distribute property documents and accept buyer form-fills. It is not legal advice and not a replacement for a licensed real-estate agent, lawyer, or building inspector. AI summaries are provided as a convenience — verify against the original document.

Don't upload documents you don't have rights to share. Don't use File Nest to harass, deceive, or breach the REA Code of Conduct. We may suspend accounts that breach these rules.

Per-property, agent subscription, and agency-tier pricing is published on our pricing page. Subscription billing is monthly; per-property is charged on listing publication. All prices are NZD ex GST.

You can cancel any subscription from your billing dashboard at any time. Cancellation takes effect at the end of the current billing period. Per-property charges are not refundable once the listing is published.

Our liability for any claim relating to File Nest is capped at the fees you paid us in the twelve months before the claim. We don't exclude liability the Consumer Guarantees Act 1993 won't let us exclude.

We may update these terms from time to time. We'll email account holders before any change that materially affects them.

These terms are governed by NZ law. Disputes are resolved in the NZ courts.
